What is EWS1

(External Wall System 1)?

EWS1, or External Wall System 1, is a certification process in the UK designed to assess the fire safety of external wall systems on residential buildings. It was introduced by the Royal Institution of Chartered Surveyors (RICS) in December 2019 in response to concerns about combustible materials on high-rise buildings, particularly following the Grenfell Tower fire in 2017.

How does the EWS1 process work?

We carry out a full diagnostic of the building’s external walls. This inspection results in an EWS1 form, which categorises the building into one of two broad ratings:

  • Option A: The materials are of limited combustibility or are unlikely to present a fire risk.

  • Option B: The materials require further assessment, and if necessary, remediation may be required.

The EWS1 form is valid for five years, unless significant changes are made to the building’s external wall system.
